Plumber Notes: Performed a slab leak detection on the building. Reason for concern – issues with moisture & calcium deposits which are noticeably seeping up through the grout between the tile floor in areas throughout the building. Mgt pointed out areas where moisture & calcium deposits were noticeable near the kitchen, just inside front entrance, and just outside the front office upon arrival. Found high moisture readings where moisture & calcium deposits were noticeable near the kitchen, front entrance area, near the front office, and near the entrance into the gym room upon arrival. Did not find any moisture or damage to the baseboards, or walls while inspecting around the building upon arrival. Unable to locate a water meter but found the cut offs located outside. Used electronics doing point checks around the building listening to all the plumbing and didn’t hear anything. Hooked up gauge up to a hose outside the building and ran a pressure test on all the plumbing and was then able to rule out any slab leaks or any other issues with the pressure side of the plumbing. Began inspecting over all sources of water in the kitchen. No problems were found. Continued outside where we inspected around the building for areas where intrusion might be possible where we did find one area not far from the kitchen where cracks in the stucco and in the seal around the window just above were noticeable and need to be addressed. However, we did not find any evidence of intrusion inside anywhere. After all testing, although it’s uncertain through the process of elimination and due to the extent of areas throughout the building where moisture & calcium deposits were found, We believe issues with a wet slab to being the source of origin. Wet slabs are usually caused due to an issue or failure somewhere in the moisture barrier underneath. No active leaks or problems were found.
