Plumber Notes: Arrived and found the issue is venting for washing machine. Due to the high efficiency washing machine not having a stack on the main line or washer box, it is causing the smell to come back from the tank. So I got with owner they will call us back the tenants are moving out and they are going to try their part they ordered first. I got them a proposal written up on paper for 500 to install a candy cane vent on the main after clean out.
