Plumber Notes: Upstair unit water heater did not have a drain line for the TPR. I installed 3/4 cpvc pipe from the TRP valve to the drain pan. Down stairs unit there was no drain pan, so drain the water heater, and then put drain pan underneath the water heater, and there was a leak coming from the hot water line. I have to replace the female adapter going into the male hot water line. Landlord mentioned there was a clogged in the down stairs unit bathroom sink. I removed the p-trap,clean it out, and it was cleared. And Landlord mentioned that there was a leak underneath the property, I located the leak, drain is from the kitchen sink in the cross space. There was a crack at the 4" pipe going into the 4" cast iron. I cut out where the crack was at installed 4" coupling with a 4" reducer to 3" going into the 4" cast iron.... read more

Plumber Notes: Had to chip hammer through 4 inches of concrete to bottom floor. Had to connect Waste arm to offset flange to install corner toilet. Piped in all necessary lines to be able to hook up new Angle stop and supply line for a toilet. Installed corner toilet. Cleaned up area of all debris and trash. Caulked around toilet. Ran and tested water to ensure there were no leaks. No leaks were found. Put everything back where it belong. Job complete.... read more

Plumber Notes: Came out due to no hot water. Upon arrival, tenant said she got hot water in one bathroom and the other bathroom sink but nowhere else. While following tenant and asking questions, she kept turning fixtures the wrong direction. As soon as I turned handles to the left (standard hot side) everything started working. Perfectly good hot water throughout home but heater is 26 years old and due to go bad any moment. While here, addressed a gap between tile and tub faucet. Caulked gap to create seal and stop any potential leaks.... read more
