Plumber Notes: Customer currently has an AO SMITH 100 gallon 150,000 btu water heater that is giving error codes and customer would like it replaced. We could replace it with the same make and model but have found that this brand has been very unreliable and would recommend replacing with a different brand that has not given the problems the AO SMITH has After looking at what we have there at the location and consulting with our Rinnai engineer, we have determined it will take two cu 199 natural gas commercial on demand water heaters. we will also have to increase the size of the circulating pump to approximately 10 to 14 gallons per minute and capable of a at least 25 foot head. we will also have to reconfigure the gas line to except two heaters instead of one. both these water heaters have a eight year limited warranty on the heat exchanger, five year warranty on parts, one year on labor. also by having two water heaters, if one goes down, you will never be without hot water. We would turn the water off to the old heater and start draining it. As were draining it we will disconnect the vent and air lines to the heater as well as the gas and electrical to power the heater. The gas lines appear to be in good condition but if they need to be changed we will replace with new connections. Water lines are currently ran in copper. We will have to cut out the old water lines to be able to get the old heater out. To connect the new heater we will utilize pro press technology to connect new copper lines to new heater. We will connect vent to new heater and fill tank up before firing the tank up. Once we fire the heater up we will need to bleed the system to be able to make sure no air gaps are in the system. We will then check for leaks on the heater and everything should be working properly at this time…. read more

Plumber Notes: We will began by trench around the perimeter of the house, once trenching around the house is done. We will start laying new pipe, then drill holes going in for stackable washer and dryer, drill holes for shower and tankless water heater along with 2 new hose bibs. Will run CPVC hot line in attic and tie on for shower, vanity,kitchen dishwasher and stackable washer and dryer. Once all new CPVC lines are ran going into the home we will shut water off to the hose and and into main shutoff on the side Of the home. We will tee off at every point in the house to catch each fixture including the 2 hose bibbs which will be strapped and insulated. All water lines in attic will be strapped and insulated. The only lines that will be in the attic will be for the tub and heater. CPVC lines for bathroom toilet and vanity along with the kitchen, dishwasher and stackable washer will be ran alongside of the drain for stackable washer. Betros plumbing is not responsible for any drywall repair or, repair of patching on the concrete walls which we have to bust open. Any unforeseen circumstances while doing the repipe will result into a change orderArrived, 8/16/24 We began trenching around the perimeter of the house and ran new main cold line from the back of the house to the side of the house where new hose bibb is. New water lines around the perimeter are a foot in the ground by code and insulated. We’ll be returning tomorrow morning and start running new water lines into the home for kitchen, dishwasher and bathroom. Arrived, 8/17/24 We started running the drops for the washer box, kitchen and bathroom and insulating the new lines with new valves and hose bibs. Well will be returning first thing in the morning 8/18 Wednesday. We will shut water off to the home and start cutting all preexisting water lines and finish running the new water lines to all fixtures and water will be turned back on to test. Arrived, 8/18/24 We shut water off to the home and drained the water lines and side and began cutting out all preexisting galvanized water lines and preexisting cpvc water lines and ran all new CPVC water lines for the washer box, kitchen and bathroom. Once all new lines were ran and tied on to new main line along with waiting on glue time. We turned water back on to home and checked every fixture for any leaks. All cold lines tested in good working condition. Turned the power to the tankless water heater back on and no water was dispensing at any of the fixtures. We reset the existing heater and it would not stay on. We scanned QR code for the heater to discover that the tankless water heater in customer’s home has been discontinued. I informed homeowner that the heater will have to be replaced. We’ll return tomorrow to replace water heater.Arrived, 9/19/24 Homeowner let us into their home and we began by taking the front panel off the existing tankless heater to see if anything was left out of place and nothing was and so we called Rheem tech support for anything that could get the unit to heat, Jasmine through Rheem tech support walked me through the only resolution that would allow the heater to provide hot water by pulling the thermosistor if the unit has not been serviced. After speaking with homeowner she told me she has had the heater for 2 years and never had it serviced. We shut the power off to the heater and pulled the thermosistor plug then we turned power back on to the heater and allowed water to run for a minimum of 2 minutes. Tech support said after power to heater is turned back on it should take no more than a minute to heat. No hot water was dispensing for any fixtures. Once again I spoke with home owner about the heater and she wanted us to replace and install new tankless water heater. We made a run to Home Depot and got newer unit that was exactly the same as the old heater. After returning to the job with new heater and parts. We shut breaker to heater back off. Shut water off to the home and and to the heater, disconnected the electrical and cut the water lines. We dismounted old heater and installed new one in the same place. After mounting new heater, we reconnected the electrical, connected the water lines back together. After assembling new heater we waited half hour on glue time then turned water back on to home and turned water on to heater to flush out any debris and purged all air out of the lines. Once all the air and Debris cleared out we turned the breaker to the heater back on and no hot water was dispensing at fixtures. We came to conclusion that it is electrical which is beyond Betros plumbing. I informed homeowner that she will need electrician to come out and diagnose the electrical between main breaker and electrical lines for tankless heater. Homeowner will call shop in the morning after electrical is diagnosed for the heater and we’ll collect payment…. read more

Plumber Notes: Arrived, I knocked on door and tenant opened door and showed me to bathroom. I got a glance of bathroom, went back outside to shut water off. I went back inside to bathroom and turned faucet on to let water out then shut faucet off. I began taking handle off on the hot side of shower valve then unthreaded the nipple holding cartridge in the valve. Cartridge was old, replaced cartridge and put everything back together including the new handles for the shower valve. I went back outside to turn water back on to test for leaks. Plumber Notes: On arrival I had to take apart the p-trap and also take apart the push-up for the sink in order to access the inside of the drain line coming from the actual sink. Once I was able to access it, I cleaned out All of the hair that was sitting inside the drain line and then I attach the push-up and also the p-trap ran hot water for about 5 minutes just to clear the line out and job is complete…. read more

Plumber Notes: We will remove any tile and drywall as needed to complete installation of the new mock sink and hand wash sink. We will also be removing a large section of the concrete slab in order to dig down to the existing main drainage line in this space in order to connect the new fixtures drain lines. We will run a new 4-In PVC drain line from the existing main drain line that is also running 4-in PVC to the new mop sink. We will install a new mop sink faucet and run water lines to the faucet as needed. We will also remove a section of the drywall to install a new inch and a half PVC drain for use of the new hand wash sink that will be located on the exterior wall of the existing bathroom. We will run a new inch and a half drain line to the existing waste arm in the wall. We will also need to install a point of use. Insta-hot water heater to make the mop sink and new hand wash sink code compliant. Once we make the necessary installations for the PVC drains, We will then install the actual mop sync to the drain. We will also be installing two new water lines for the hand wash sink. We will install the new hand wash, sink and faucet to be provided by Betros plumbing. All materials will be purchased by Betros plumbing All new drains and fixtures will be inspected and permits will be pulled by Betros plumbing. Once all water lines and drain lines have been installed, we will test each system and every line for any leaks. We will also be repairing concrete in any area where we remove from the slab to make any connections to the main drain line. Both point of use insta hot water heaters will be installed by Betros however any electrical connection that will need to be made must be done by an electrician that the customer will have to provide…. read more

Plumber Notes: Sump pump is bad and not able to eject water from loading dock behind building. Will need to replace pump in order to correct this issue. The drain for the loading dock is cleared and pit is full of water at this time. Called and talked to Carrissa with superior and gave estimate over the phone. She called back and said she will get this approved and could we return tomorrow to complete the job. She will be contacting us on approval status. 3/15- today the estimate was approved, so we installed the new pump and wired it up properly(ĥardwired) Michael from regional maintenance showed up and double checked our installation with compliments as to doing a good job and using quality pump.(Liberty) All water is gone from loading dock and pump pit. System is working properly at this time. After the water went down and I was able to inspect the trough drain to see why the old pump was burned up and noticed a section of the drain was not covered properly and needs to be corrected to protect the new pump from getting damaged. Plumber Notes: When arrived, customer stated tub would not drain. Upon further investigation found cause of tub not draining was due to grease in tub drain. I ran my small hand snake down tub overflow 30ft 2 time to clear stoppage tested by running tub for 5 mins with hot water and tub is draining as designed. No more stoppage job complete. Spoke with customer and let him know do not put anything with grease down the tub drain or it will cause this issue again…. read more
