Plumber Notes: When arrived robert said the one urinal was slow to drain. Upon further investigation found that the drain in the urinal was clogged with calcium i attempted to clear with snake and was unsuccessful. I then suggested calsi solve. Robert had a bottle of calci solve we used. I vaced all water out of the urinal and put the calci solve in the urinal. There is a 1hr wait time until we can test to see if the calci solve worked successfully. We waited on hr before testing. We then tested the urinal and the calci solve did not fix it…the other two urinals are operating and robert is ok with that. He is going to order another urinal and call us when it comes in. Plumber Notes: We were showing the upstairs hall shower. We noticed a drip coming from the tub spout. There is wet carpet just behind this shower. Water dripping from second floor to the first floor ceiling. Was able to see water on pipes behind shower trim and from down below. I made contact with a Mr.Franz who asked for an estimate on cutting open the dry wall behind the shower to find any leaks other than the tub spout. I am going to be making the estimate for cutting dry wall- finding any issues and fixing any issues. But today I am putting the shower trim all back together and was asked to inform the tenants to not use this shower for now. I noticed that the tub spout did not have an o ring and the copper was not cleaned. The tenant showed me a space in the ceiling that I was able to stick my phone in and take pictures of the water lines below the shower. There is water damage to the ceiling…. read more

Plumber Notes: When I arrived lift station was overflowing and we could not see the pump or the tank lids. The complex called out A1 septic to pump down and clean the station. We then pulled the pump and examined the station there will need to be done extensive work to make this station operational again. I spoke with Rennee and let her know that we are going to be giving her a estimate on fixing the pumps and making the station operational again she is going to reach out to corporate office and let them know what is going on pump is working for now job is complete Due to the condition of the lift station there will be no warranties on any stoppages of this complex until the station is fixed correctly…. read more

Plumber Notes: On arrival customer show me two back-to-back bathrooms that if one flush will overflow the other toilet. So I pulled the toilet in the farthest bathroom that also had a floor drain. Ran my 7/8 cable through that toilet line out into the clean out and clear the stoppage. It was about 65 ft of cable after the stoppage was clear.
