Plumber Notes: Upon arrival I was shown the hall bathroom the customer already had the toilet pulled and has tried to snake it themselves but was unable to pop the stoppage. Using my 7/8 inch sewer cable I was able to pop through stoppage. I ran water through toilet stop for more than 5 minutes to ensure stoppage is broken up. NO STOPPAGE DETECTED. We will be wiping up and sewage in bathroom area and reset the toilet with new wax ring and toilet bolts. We caulked the toilet in after ensuring the toilet base does not leak…. read more
Water Leaks Plumbing Service on September 23, 2024 in Jacksonville, (32221)
Plumber Notes: Upon arrival I was shown where the kitchen faucet and the guest hall bathroom vanity were. I started with demoing the old kitchen faucet. The lock nut for the old faucet had oxidation/rust on all the threads. The nut would not come loose so I used my multi tool to cut off the lock nut allowing the old faucet to be removed. After removal we cleaned the area under old faucet before setting new faucet. I was able to secure the new faucet fairly easy as there was no rust or corrosion on the new faucet. I made sure that the faucet sprayer is able to retract on its own and that there is no leaks underneath the counter. NO LEAKS DETECTED. Onto the guest bathroom I found the sanitary piping to be completely loose and leaking. I found there was no gasket outlet side of the p-trap assembly and the wall stub put piece was cut to short so it would not be able to tighten. I got a new wall stub out piece and cut it the correct length so that the compression nut can tighten. I tightened all the compression nuts under guest vanity and made sure there was no leaks. Plumber Notes: Customer has stoppage that was only affecting the toilet in the master bathroom. Attempted to use auger to snake toilet but something hard was found in the toilet. Pulled the toilet and found an obstruction in the toilet advised that I couldn’t get it out so the best solution would be to replace the toilet. Customer agreed to replace toilet. Got an ada elongated toilet for the customer, removed old toilet and installed the new one. Tested by flushing the toilet several times to make sure no other issues…. read more

Plumber Notes: Upon my arrival, I spoke with the homeowner about her several issues that she wanted an estimate on. I first inspected the inside toilet where the homeowner believed she may need a new wax ring due to a similar issue she had before on the other toilet in the house. However, after further inspecting I determined that the tank to the toilet was actually loose and periodically would allow water to seep out. I re-secured the bolts on the tank and tested the toilet several times. No further leaks were found. I then inspected the hose bib in the backyard by the shed. According to the homeowner, it leaked under pressure. I removed a large section of the pipe and reinstalled new 3/4-in CPVC pipe and installed a new hose bib. I also included a new vacuum breaker for the hose bib and insulated the pipe. After repressuring the outside system from the shut off valve, I checked for leaks and tested the hose bib. No leaks were found and the hose bib is back in service. The final item that I inspected was the bladder tank to the well pump system. The homeowner had been told by a previous pump company that her bladder tank may need to be replaced. However, after assistance from Mike, we inspected and tested the bladder tank and the well pump system and found it to be working under normal pressure and the bladder tank was not full of water or was leaking. Plumber Notes: Came out to do a plumbing inspection to verify house is vented properly and there are no foreseeable issues. Upon arrival, we did notice there was one roof cap for a vent but no other pipes. Upon entering, we immediately checked under sink to see if there was a studor vent. No studor vent was installed but the pipe was there and ready for a studor vent to be installed, which is already currently acting as a vent. Mrs Lisa explained that someone would be coming to install one soon. Checked hall bath to the right and there was a studor vent under the lavatory. The other bathroom did not have a visible studor vent but we had picture confirmation of the vent stack behind the wall in that particular bathroom. To be safe and to verify it was there and working, we performed a drain test of the bathroom with maximum water volume. Sam jumped up in attic and verified there was a 3” stack going through the roof, which is what the roof cap is over, protecting the pipe from debris. We also had picture confirmation that the washing machine was also properly plumbed and vented. Again, there are tests we perform to check and verify home is properly draining and doesn’t have any issues. Tested kitchen and verified it drained with and without a vent underneath. It still needs a studor vent but it is still properly vented beyond the vent under sink. Tested first bathroom to the right. Opened up all fixtures and flushed toilet as soon as it would fill. We listen and check for gurgling or water backing up. None of which occurred. Went out to check clean out directly on that bathroom line and everything flowed properly with no hesitation. Tested second bathroom down the straight hall to maximum water volume too. Ran the tub, toilet, and sink. Again, no gurgling or water buildup occurred in sink or toilet. Tub drained fine but a little slower, indicating there’s probably hair or maybe grout residue left in the line but still drains fine. Went out back again to check the big cleanout cap to verify water flow and is was draining beautifully. To conclude our testing and making sure there would be no foreseeable issues, we opened every fixture in the home to give the main line the maximum water volume test. No gurgling or water backups occurred in the home while running water through everything. Once again went out back to check clean outs and we could visibly see everything draining perfectly the entire time. Another test during this time performed was us putting our hands over the clean outs while water is running in the home. Is air pressure lifted our hands at all, we’d know the pipe was struggling to breathe. We never experienced any “breathing” or drainage issues while here and we verified everything in the home is vented in some way and works properly…. read more

Installed new tub got backer board in place and got tub level. Installed tub drain and overflow trim. Installed new shower valve with trim and plastic so his wife can take a bath.Tested drains and water lines. Draining and working great. Plumber Notes: We will be doing the demo up the walls. Approximately 3 foot and removing the bathtub. We will be installing a tub shower valve in the existing wall and installing a five foot biscuit color tub. We will be hooking drain up to existing drain. Customer will be responsible for all drywall tile won the new tub that we install. We will just go with a normal chrome trim on the shower valve and tub Is drain and overflow. Job should take approximately one day for install and clean up and demo. We are not responsible for any drywall tile or flooring repair that is damaged during this process. Plumber Notes: When arrived, both bathrooms where backing up from main line. I attempted to flush toilets and they would not flush, ran shower and it was holding water. I then got on the roof with the k60 and ran my 3/4 cables down the stack 60 ft to clear stoppage, came back to the bathrooms tested the toilets, showers and sinks everything draining as designed. I also let the customer know if this happens again we would recommend sending camera down the line to see the issue that causes stoppage and from there move forward how to fix the issue to prevent any more issues job complete…. read more
