Re-Piping Services Plumbing Service on August 21, 2024 in Jacksonville, (32244)

Plumber Notes: Arrived to fix issues inspector has with this job. Cut in front of the clean out and sleeved the pipe going into the house with 6″ thin wall PVC. Glued it back with a slip coupling. Used a screw on test ball for the clean out and sanitary Tee inside the house. Filled with water up to the 5′ of head pressure needed. Waited 10 minutes and the water stayed at that level. Pulled the test balls and let th system drained. Checked 4″ coupling and there was no leak during the pressure test or when it drained. Pulled test balls and installed caps. Set toilet in master bathroom. Sent pictures to Mike Dickerson the inspector. Job complete. Arrived to job to set all fixtures back in place. Got lav with counter top back installed and caulked and mounted to wall. Got supply lines hooked back up to the angle stops and tested. Got water heater back in place and water piping and electrical hooked back up. Got hot side tested and no leaks. Got toilet set back with new flange and new wax ring. Sewer and Drain Plumbing Service on August 5, 2024 in Jacksonville, (32244)

Plumber Notes: After arriving, customer showed me the three floor drains in the driveway. There are two separate 6 inch black corrugated pipe that run over 100 feet from driveway to the edge of the woods. I am working on the black corrugated pipe that is closest to the cul-de-sac to the right of the house. After running water into both lines I found that one of the corrugated lines is broken, allowing water to fill from a hole in the ground and getting dirt inside the line. I was able to use my 7/8 cable snake through the opening by the woods and snake up to the broken piece of pipe. It is about 15 feet from the end of the pipe in towards the house where the brake is it looks like a tree branch fell and broke it in the ground, I also found a big belly, not allowing water to drain properly towards the end of the pipe. I am going to be calling the office to try to make up an estimate to see how we can help the customer Best. I paused my labor while doing estimate but I restarted it when I started my clean up process. I removed the dirt and rocks from bottom of the floor drains in drive way. Plumber Notes: We removed a section of the tile floor and concrete slab. Dug down to find leak under slab and found leak and removed damaged pipe. We replaced pipe with new pipe and turned water back on to home. We tested for leaks, no leaks found. We then put dirt, also added concrete to level with the slab. Plumber Notes: Upon my arrival I spoke with Diane from management who informed me that only unit 101 still had an ongoing leak. I made my way over to unit 101 and met with the occupants who informed me that the cold water line going to their shower was steadily leaking inside of the wall. Management had technicians come out the day before and remove the drywall. I quickly located the area on the half inch water line where the leak was coming from and shut off water to the unit. I then removed a section of the cold water line and replaced it with new half inch CPVC. Once the installation was complete I then read engaged the water service to the unit and checked for leaks. Plumber Notes: Customer has an apparent slab leak on the back side of kitchen. While investigating, I found the drain stack to see if maybe the leak was coming from a drain, and it was not. Water that is leaking out is cold water, hot water heater is very old and doesn’t have a shut off valve that works. Was able to rule out water heater based on temperature of water. Water discoloration was all around the wall closest to the kitchen sink. To get a better look will bring in water equipment to pinpoint leak location and repair leaks. Will repair concrete as needed but not responsible to repair drywall or flooring. Customer scheduled for tomorrow to get repair started. Plumber Notes: Set 2 of the 3 toilets for fantastic floors, also had to change out and replace the wax rings, the supply lines, and the closet bolts. Reset toilets, tested both toilets 4 times, no leaks, job is complete for now. Coming back around 2-3pm today to install the 3rd toilet because they were not finished with the floors in the master bathroom. I set the third toilet and also sealed all toilet bases to the floor. Plumber Notes: When I arrived I did a thorough inspection on the house inside and outside. Outside the water meter was accessible. The hose bib on the front left side of the home has no leaks and is operational. The sewer clean out in the front of the home was accessible and had no damage. The vent stacks on the roof of the home all checked out to be good and working properly.Inside the home I checked the hallway bathroom. The angle stops under the sink are hard to shut off and need to be changed but they do not have any leaks. The drain pipe for the sink works properly and has no leaks. The pop-up assembly in the sink needs to be replaced. The toilet angle stop works and does not have any leaks. the toilet also flushes properly and has no leaks. The tub drains properly and the shower valve works in the shower valve has no leaks in the shower. Diverter works as designed in the utility room the washer box is in good condition. The washer shut off valves are hard to turn off and are a little aged but they do not leak. They do need to be changed in the near future. The water heater inside the garage is new, has no leaks and the ball valve does operate. I also checked the master bathroom. The toilet in the master bathroom angle stop works and has no leaks. The toilet flushes properly and has no leaks. The walk-in shower operates with no leaks and drains correctly. The garden tub valve has leaks when you turn it on, but does not leak when it is off. The valve will need to be replaced in order to operate with no leaks. The master bathroom sinks pop-ups hold as designed the angle stops are hard to turn off and need to be replaced but do not leak and also the drains under the sinks do not leak and operate correctly. I also checked the kitchen. The ice box turns off with no problem and has no leaks. The kitchen sink drains are good and have no leaks from the drains or the garbage disposal. Garbage disposal operates as designed. There are three angle stops under the sink that operate the sink and the dishwasher. they are hard to turn off, have no leaks but do need to be replaced in the near future. The dishwasher is brand new and has no leaks. I also checked outside in the backyard and the hose bib works and has no leaks and the pool pump looks good, has no leaks and operates good. All the plumbing has been checked out and been notated for what needs to be replaced fixed and what operates correctly.
